FAQ

Do I need an appointment? Do you take walk-ins?
No appointment is necessary to tour our community; however, it is always appreciated if you call ahead to make sure we are available to provide adequate time for you to tour and ask questions. Please arrive no later than one half hour prior to closing if you would like to tour the property. Everyone over 18 years of age must have a valid government issued photo ID to tour the community.

Why do your prices have ranges?
Price ranges vary between different floor plan types as well as for customized upgrade packages an apartment might have. These customized upgrades can include everything from brand new, all black appliances to new flooring, lighting and countertops. Looking to customize your home? What is the application fee and is it refundable?
Application fees are $50 per person, 18 and older occupying the apartment. You may pay this fee online by using your checking account and routing number for free or by credit card (a small fee will apply). All application fees are nonrefundable.


How do I apply?
From the property website homescreen - you can click any option listed as "apply now" or browse through floorplans to locate an availble apartment and click "apply" directly from that screen.

Which utilities do I pay?
Residents are responsible for electricity and gas. Our communities bill back for water, sewage, trash and pest control fees.

What is the security deposit?
Security deposits for a 1-bedroom apartment will start out at $100 and for a 2-bedroom apartment it will start out at $200. The security deposit may be increased to equal one month’s rent- based off of credit, background, rental and employment history.

When is my rent payment due?
Rent is always due on or before the first of the month.

What day of the month am I liable for a late charge?
Rent is always due on the first: A $100 late fee is assessed on the 6th of every month, if a balance is still remaining on the 11th of the month, another $100 late fee is assessed (Weekends and Holidays Included).


How can I pay my rent?
Pay online using our resident portal. This portal can be accessed directly from our website, or you can download the app which also includes the option to text and pay or set up a monthly autopay. A cashpay option is available by using a Paylease Cash Card that can be taken directly to a number of local stores. You present the card, make your payment and it directly applies to your account.

What kind of pets do you allow? How many pets may I have?
Up to 2 pets (cats or dogs) are allowed. Any number of pets living in the apartment will then require a one-time, nonrefundable fee of $300 for 1 pet and $400 for 2 pets. Monthly pet rent is $25 for 1 pet and $40 for 2 pets. No breed or weight restrictions!

If I get a job transfer, can I break the lease?
Yes, if the lease buy-out fee has been paid. 60-day notice is required before vacating your apartment, and the lease buy-out fee is equal to 2 times the market rent for your home.

How can I refer a friend?
If you love The Retreat at Woodridge and want to refer a friend, please let our office know! We offer resident referral programs throughout the year and would love for your friends and family to join our community.


If something needs to be repaired in my apartment, how do I report it?
For any work order request, access your convenient online resident portal, send an email request or contact the leasing office. For after hour emergencies- be sure to call the emergency maintenance direct line for a quick response.

There is a person who might be staying with me for a while, is that permitted by the lease?
Yes, if someone is temporarily staying with you, please let the office know so we can accommodate for parking. If someone is permanently moving in, or staying longer than 7 days, they will need to fill out an application to be added to your lease agreement.

I will be moving out. What do I need to do?
At any point in the lease agreement, you are required to provide a written 60 day notice-to-vacate prior to moving. If at the end of the lease agreement, simply come to the office and fill out a form. If your lease has not yet ended- you will have the option to do a buy-out agreement for the remainder of your lease contract. Please reach out for additional details.

Do you have cable/Internet services?
Yes, Reach out for our Personal Spectrum Representative's contact information for the best pricing! Each apartment is also hooked up for Google Fiber services. 

Can I grill on property?
Grilling on property is prohibited. However, you may use our on-site charcoal grills located throughout the property. Call or email the office for details.

I’m locked out of my apartment What do I do?
If you are locked out during business hours, you can come to the office to be let back in your apartment. If you are locked out after hours you will need to contact your local locksmith (copies of new keys will need to be provided to the office).

I’ve lost my apartment and/or mailbox keys. What do I do?
For replacement keys to your apartment or mailbox request new keys through the office, during business hours (a small fee applies)
